Introduction

Fundimo, established in 1987, is a Real Estate Investment Fund Management Company whose majority is owned by Caixa Geral de Depósitos, the largest national financial group that is composed of credit institutions and companies belonging to all areas in the financial sector.

Situation Analisys

Most of the work previously done, namely the Buying and Selling of Real Estate, its Maintenance, and the Tenant Contract Management, was accomplished through the frequent use of mathematical spreadsheets.

Updating rent, managing the emission of rent receipts, controlling the scheduled deeds, locating and maintaining information regarding Real Estate documentation and history of contracts, and managing and controlling annulment dates were all tasks that were performed by Microsoft Office tools. 

The calculation of the Fund’s value was made by the ICREIFM – Integrated Computerization of Real Estate Investment Fund Management – a system developed on a Unix platform with high maintenance costs and, found itself in a constant threat of rupture, also displaying some inconsistencies in the calculation of taxes.

Objective

The system required by Fundimo to solve these situations should allow for a higher aptitude, swiftness, and total reliability in the management of Real Estate Investment Funds.

Among other features, the system should allow:

  • simultaneous management of more than one Fund;

  • the storing and searching of all data regarding each immovable;

  • the calculation at any moment of values such asthe Fund’s value and the daily value of Securities;

  • the accomplishment of all necessary management maps.

Solution Description

FundManager is an application designed by Methodus to perform a discerning and careful management of real estate properties, tenant portfolios, and financial applications, in order to optimize the generated net profit and to offer the sustained growth of a Real Estate Investment Fund.

FundManager supports the interconnection with external systems such as Document Management Systems, Accounting Systems, and Central Systems.

FundManager is divided into eight main functional modules that can respond to all services and operations related to the management of Real Estate Funds.  Each module contains functionalities that contribute to an efficient fund management:

  • Fund Management;
  • Real Estate Management;
  • Tenants Management;
  • Financial Applications Management;
  • Treasury Management;
  • Information Management;
  • System Management;
  • Interconnection with External Systems.

FundManager was developed using Microsoft technology, being a 32 bit system that uses, as a Database Management System, SQL Server.  FundManager functions over a network in a multi-user framework.

Benefits

The value of the Fund and the Securities are obtained daily and all the constant values of the portfolio are updated. 

FundManager organizes on a daily basis the fund’s profits and losses, thus preventing a large variance on the value of the Fund and related Securities.

Details

The arrangement to develop FundManager emerged as a consequence of the existing relationship for some years with Caixa Geral de Depósitos, since the latter is a client of Methodus in the Electronic Banking sector.  The know-how possessed by Methodus in the financial sector was one of the key advantages in this development.
